Grinder pump inspection for home buyers and sellers

Grinder Pump Gents inspects stations for buyers, sellers and agents across Baldwin and Mobile counties. The report identifies the equipment, records its age when available and describes how it ran if a cycle test could be completed safely.

The report explains who is responsible for service at the address. BCSS installs replacement pumps. Riviera customers arrange work on their side of the connection. MAWSS customers generally maintain their own grinder pumps, with separate rules for decentralized systems that MAWSS maintains.

What the inspection covers

The inspector records what was tested, what was observed and which checks could not be completed safely.

  • IdentityThe brand, model and, where E-One's older names appear on the plate, what they are now. A Farrell 210 or GP 2010 is a DH071; a GP 1010 is a WH101.
  • The utility ruleWhich sewer utility serves the address, who owns the pump, who may repair it, who may replace it, and what the utility requires of a replacement.
  • PanelPower, breaker, lights, horn, the alarm test (the outside toggle on a Keen panel tests it), amp draw against the manufacturer's range, and signs of moisture or lightning damage.
  • Level controlsFloats lifted through their sequence, or the E-One pressure switch cycled, with grease and scum noted.
  • A full cycleThe tank filled with clean water, the pump started and stopped at its set points, the drawdown timed.
  • Check valve and anti-siphon valveSeating and backflow.
  • Tank, lid, riser and ventCracks, water line evidence of ground water, lid seal, vent clear, lid accessible and uncovered.
  • Discharge line route and the ground along it for wet spots.
  • Generator provisionWhether the panel has a receptacle and transfer switch, which Riviera requires on new stations and BCSS has included on its installs in recent years.

What the report says

You get the station's identity and age where the plate allows it, the utility rule with its source, each test's result, the items that need attention now, the items to budget for, and a plain statement of whether the station is working as the manufacturer intends. It does not give a price for repairs or a life expectancy with a number on it; E-One markets a 10 year mean time between service calls and BCSS's FAQ gives a 10 year average for its dual-seal pumps, and we say so, but the pump in the yard decides.

Sample inspection report

Illustrative example for a buyer. The findings below describe a fictional station.

  • Equipment and age. Outdoor grinder station. Model recorded from the nameplate. Installation date unavailable.
  • Sewer utility and responsibility. BCSS shown on the sewer bill. Confirm repair options and replacement cost with BCSS.
  • Observed condition. The pump started and stopped during the test. The lid seal showed visible wear. The discharge route was observed from the surface.
  • Limits. The buried pipe and internal pump parts were outside the inspection. The cycle test describes operation at the time of the visit.
  • Recommended next step. Have the lid seal assessed and ask the seller for installation or service records.

What the inspection does not do

It does not open the pump or pull it apart; Keen and Liberty both tie coverage to leaving that to authorized service. It does not enter the tank. It does not inspect the gravity plumbing inside the house, the septic tank if one is still on the lot, or the utility's side of the property line. And it is not a utility approval: in Fairhope the city's own form, signed by a master plumber, is what certifies an installation.

How the visit goes

  1. Step 1: Address and utility

The serving utility and its rule are confirmed before the visit and written into the report with the source.

  2. Step 2: Panel and nameplate

Brand and model read, panel tested, alarm proved, amps recorded.

  3. Step 3: Cycle test

Tank filled with clean water and the pump run through on, off and alarm points with the drawdown timed.

  4. Step 4: Valves, tank and line

Check and anti-siphon valves, lid, riser, vent, water line and discharge route inspected.

  5. Step 5: Written findings

Delivered to the buyer or seller with photographs, what needs attention now, and what to budget for.

Check who can do the work

Your sewer utility decides who can repair or replace the pump. Compare the rules by utility before scheduling the work.

Questions people ask

Does a home inspection include the grinder pump?

Ask your home inspector what their visit covers. A grinder pump inspection checks the utility rule and includes a cycle and alarm test when the technician can complete them safely. The report lists any limits.

Should I buy a house with a grinder pump?

Before you decide, ask who pays for repairs or replacement and request any installation and service records. The inspection can help you understand the station’s current condition and what to budget for.

Can the seller use this inspection too?

Yes. A seller who can show a dated inspection with a clean cycle test and the utility rule stated removes one of the standard objections before it is raised.

What if the inspection finds a problem?

The report says what it is and whether it is a repair or a replacement, and on which systems the utility must do the replacement. Repairs can be scheduled; on BCSS and in Orange Beach a replacement is arranged with the utility.
